A small city built around a busy corridor

Shenandoah sits along I-45 just south of The Woodlands, and its character is set by shopping centers, restaurants, hotels and offices. Many of these buildings have low-slope or flat roofs, which behave very differently from the pitched shingle roofs on homes a mile or two away.

On a flat roof, water leaves slowly and any weak seam, drain or penetration becomes a leak. Common problems include ponding near drains, blistered membranes, cracked sealant around rooftop units and clogged scuppers. There are houses in and around the city too, and we cover them as well, but commercial roof questions are a large share of the work.

Access, rooftop equipment and business hours

Roofs on commercial buildings often carry air conditioning units, vents and satellite equipment. Each one is a penetration that needs good flashing, and foot traffic from technicians can wear the membrane. Roof access may be by ladder or a hatch, and fall protection requirements apply to the crew.

Shenandoah's busy roads, including the I-45 feeder roads and Research Forest Drive, mean that deliveries and lifts need planning. Tenants and customers still need to get in, so work is often scheduled around opening times. Tell us about shared parking, loading docks and neighboring tenants so the job runs smoothly.

Roofing services for Shenandoah properties

We serve Shenandoah with all five of our roofing services.

Property managers often start with an inspection and a written repair list.

Commercial roofs vary widely, and the quote reflects the building you have, not an average one.

  • System type. TPO, modified bitumen, metal and built-up roofs each have their own repair methods.
  • Drainage. Ponding or blocked drains may need correction as well as patching.
  • Equipment. Rooftop units need careful flashing and sometimes temporary disconnection.
  • Disruption. Work near customers or tenants may need special scheduling and protection.

We explain the likely causes and the choices available, and we note which items affect safety. Where a repair is only a short-term fix, we say so, and we describe what a longer-term solution would involve.

Permits, tenants and documentation

Shenandoah has its own city permitting, and rules for commercial work can differ from those for homes. Ask what applies to your address before work begins. If you are a tenant, check your lease and speak to the landlord or property manager, since roof repairs are often their responsibility.

Good documentation helps everyone. Photos of existing damage, a written scope, product data sheets and warranty terms protect the owner and the tenant. If a leak has affected inventory or ceilings, tell us at the start and report it to your insurer. Keep a record of dates and conversations as the work proceeds.

Requesting an estimate for a Shenandoah building

Use the form or call (281) 555-0106. We serve Shenandoah but are not located in the city, so your request is how we confirm availability.

  1. Tell us whether it is a home, shop, office or other building.
  2. Describe the roof type, if you know it, and where the leak appears.
  3. Mention tenant hours, parking and any site rules.
  4. We arrange a roof visit and look at drains, seams and equipment.
  5. A written quote follows, with repair and replacement options set out clearly.

Property managers are welcome to ask for a repair list first.

Questions about Shenandoah

Why does my flat roof leak after every rainstorm?

Flat roofs drain slowly, so any weak point is tested by standing water. Common culprits are ponding near drains, torn seams, failed sealant around rooftop units and clogged scuppers. Fixing the leak without correcting the drainage may only buy a short break. We look at the whole roof, including the drains and the roof edges, and explain the cause.

What is a TPO roof?

TPO is a single-ply membrane often used on commercial buildings. Sheets are welded at the seams to form a watertight surface, usually white to reflect heat. It is common because it is lightweight and relatively simple to repair. Seams, edges and penetrations are the usual weak points, so an inspection focuses on those, along with the condition of the drains.

Can you repair a roof while my shop stays open?

Often yes, with planning. Work can be scheduled for quiet hours, areas can be sectioned off and walkways protected. Some jobs, like a large replacement, may need more careful coordination with neighbors. Tell us about your hours, customer entrances and deliveries so we can propose a schedule and a safe method.

Who pays for roof repairs, the tenant or the landlord?

That depends on the lease. In many commercial leases, the landlord handles structural elements like the roof, while the tenant pays for damage caused by their own equipment. Read your lease or ask the property manager. We can supply a written inspection report with photos to support the discussion with your landlord or tenant.

Do you work on homes in Shenandoah as well?

Yes. The city has houses with shingle roofs, and we handle repairs, replacements, storm damage and inspections for them. The approach is similar to other nearby neighborhoods, with checks for flashing, ventilation and decking. Tell us in the form whether the property is a home or a business, and we will plan the visit accordingly.
